REO services comprise a 5-step process that ensures you receive maximum value from the sale of your property:

  1. Assessment            
  2. Management

Assessment
Our work begins with an assessment of the property. Upon checking for occupancy, we offer Cash for Keys or assist in the eviction. The assessment then ensues:

  • Our contractor associates provide bids, if needed, for trash out, repair and/or rehab.
  • Re-keying occurs to your specifications.
  • A comprehensive BPO is performed within 48 hours of gaining access to the property.
    • BPO can be completed online, on your specified forms, or on ours
    • Any format includes full photos and necessary bids.
  • We assist you in developing a listing price that generates maximum exposure and offers.

Management
Biweekly checks assure safe keeping of property, proper upkeep of grounds, appropriate progression of repair work, and best overall presentation for marketing purposes. We also take responsibility for making sure that utilities are available by paying the utility bills on your behalf. We then submit itemized reports for reimbursement.

Marketing
For premium exposure--presenting your property to serious buyers--our marketing efforts target real estate agents and investors. Your property will receive the following:

FAQs
As a preliminary step, we have included answers to our most frequently asked questions. Please also feel free to contact us to address any additional points of concern.

Q: Am I obligated to close with the seller's attorney?
A: Yes, the closing attorney will be designated upon acceptance of the contract. You will find no exceptions to this procedure.

Q: Is a prequalification letter required?
A: Yes. Our requirements state that it must be dated within 30 days of contract offer.

Q: Will you provide a seller's disclosure?
A: Because the property is being sold "as is" with no repairs and no termite clearance letter, no seller's disclosure is offered.

Q: Do you accept a letter of intent?
A: We are unable to accept a letter of intent. Instead, we require all offers to be submitted on a current GAR purchase and sale agreement form.

Q: May I have the property inspected?
A: Yes, you may have the property inspected, but please be aware that the seller will make no repairs.

Q: Is earnest money required?
A: Earnest money is required with a minimum of $1000.

Q: How soon will I receive a response to my offer?
A: Typical turnaround occurs within 24-48 hours.

Q: Do you transfer title by general warranty deed?
A: No. Title is transferred by special warranty deed.

Q: Do I need any special addenda to submit an offer?
A: No special addenda are necessary to submit your offer. Addenda and exhibits will be added upon acceptance of the agreement.
