Since the seller is an out-of-state corporation, several changes to the 2006 GAR Purchase and Sale Agreement are necessary.
The seller will convey title by "Limited Warranty Deed" not "General Warranty Deed" as stated in Paragraph 12-A. Add this statement under Special Stipulations.
Eliminate paragraph 8 regarding Seller's Property Disclosure. The seller is unable to complete this form.
Please eliminate paragraph 19-D. There will be no survival of the closing.
All properties are being sold as is with no repairs and no termite letter.

In the event of multiple offers, you may be asked to resubmit your highest and best offer.
